Rumah Asri — Housing Website, CMS & TikTok Content
A housing website for PT Trisena Griya Asri with a CMS the client edits on their own; since the first month it has brought in 2–3 WhatsApp chats a week, plus a dozen or more TikTok DMs a month.

The challenge
PT Trisena Griya Asri markets two housing projects south of Jakarta: the Kakatua Asri townhouses in Pondok Aren and Indah Asri Residen in Ceger Raya. They needed a website that convinces buyers on price, available units, legal status, and mortgage options. Their sales team also had to be able to update it themselves, without calling a developer every time a price changes or a unit sells.
My role
As with Deny Trans, I handled everything from start to finish: gathering the client’s needs, designing the interface, building the site with Next.js and Tailwind CSS, building its CMS, deploying to Vercel, and SEO and GEO. On social media, two friends and I produce the TikTok content for @rumahasriofficial.
Process
The work took 2–3 months and followed the same formula as Deny Trans: match the client’s request, easy to use, fast to load, and every path leads to WhatsApp. This project added two new rules:
- The client must be self-sufficient. Site content can be changed from an admin panel, as easily as WordPress.
- Results must be measurable. Every WhatsApp chat that comes from the site is recorded, and the numbers are reviewed every week.
Solution
- A complete sales page: unit types, an interactive site plan (click a plot to see its status, size, and price), a six-step buying guide, building specs, legal status, a gallery, testimonials, and an FAQ.
- Mortgage simulator: an instalment calculator with sliders for price, down payment, tenor, and interest rate. The result can be sent straight to the sales team’s WhatsApp.
- A custom CMS: an admin panel (GUI) so the client can edit the site as easily as WordPress, without touching code.
- Weekly WhatsApp report (semi-automated): every WhatsApp button click is recorded in the admin dashboard. Once a week I use Claude to read the numbers and put together a report and recommendations for the client.
- SEO & GEO: dedicated pages for searches like “houses for sale in Pondok Aren” and “Islamic mortgage with 0% down”, a blog for home buyers, structured data (JSON-LD) for the real estate agent, products, and FAQ, plus llms.txt and a robots.txt that welcomes AI crawlers such as ChatGPT, Claude, and Perplexity.
- Link page (rumahasri.com/link): a home-made Linktree for the TikTok and Instagram bios, with a WhatsApp button per project, the mortgage simulator, the brochure, and the Google Maps location.
- TikTok content: with two friends, I produce short videos about the location, prices, and instalments for @rumahasriofficial, pointing viewers to DMs and the link page.
Results
- According to the client, since the first month 2–3 prospective buyers have messaged on WhatsApp every week.
- The TikTok account gets a dozen to several dozen DMs a month, with videos reaching up to 1,235 views.
- The client updates the site themselves through the CMS, without waiting on a developer.
- The project pages already appear in, and get clicks from, Google Search.
Lessons
This project taught me that a property website only really stays alive if the client can maintain it, so the CMS isn’t an extra; it’s part of the handover. Weekly reports keep conversations with the client grounded in numbers rather than gut feeling, and Claude cuts the time I need to read and summarise them. I also saw first-hand that a website and social media complete each other: TikTok grabs attention, while the website and link page convince buyers to start a chat. Making content with two friends also trained me to work in a creative team, from pitching ideas to spotting which videos draw the most DMs.
